Mega Destination District and Attraction Study

A large-scale destination district with several program elements was under consideration in the Kingdom of Saudi Arabia. A private Client engaged Hunden Partners to conduct a market demand analysis, project financial feasibility and demand, and create economic impact models. The multipurpose space of more than 320,000 square feet is advancing toward active construction.

Situation

Hunden Strategic Partners was retained by a private Client to determine the viability of the development of a large destination district in the Kingdom of Saudi Arabia.

Approach

Hunden completed a full market verification and analytics with independent demand and financial analysis of how each project component is expected to perform. Hunden also conducted a comprehensive economic impact analysis and modeling to support the Client’s request. The conceptual program elements studied are as follows:

  • Water park,
  • Amusement park,
  • Three performance venues,
  • A cinema,
  • An aquarium, and
  • An indoor ski slope.

Included in the proposed Project were world-class entertainment assets such as an ice rink, Ferris wheel, and more than 322,000 square feet of flexible multipurpose space, as well as retail, restaurant, and hospitality support amenities.

Impact

Recent entertainment development in Saudi Arabia continues to accelerate, including new large-scale water parks, indoor ski attractions, and amusement districts moving into active construction, reinforcing strong national demand for integrated destination projects.
