Outdoor Performance Venue Feasibility Study
TERRA Engineering hired Hunden to complete a market demand analysis, and financial feasibility and economic impact studies that assessed the competitive opportunity for an amphitheater and outdoor a performance facility. As part of the study, Hunden also identified the optimal size, scale, and programming for a new venue.
Situation
A private investor/donor championed the development of an amphitheater and outdoor performance venue in collaboration with the City of Washington, Illinois. Hunden was engaged by TERRA Engineering to conduct market analysis and financial feasibility and impact studies for the development of the venue.
Approach
After conducting the analysis of local and regional amphitheater market demand, interviews elicited promoter feedback, and the financial feasibility and economic impact were studied. Based on these findings, Hunden recommended an entertainment venue with 2,000 fixed seats, 400 of which are premium seating options, a 3,000-capacity general admission lawn, and the following support amenities: a 500-square-foot permanent concession/food service area, 1,667 parking spaces, and a 300-square-foot green room.
Impact
Following the completion of Hunden’s study, the project’s private stakeholders ultimately decided not to advance the proposed amphitheater. The City and its partners have since paused further development discussions.
