Windsor Family Credit Union Centre Renovation/ Expansion Market & Financial Feasibility Study

Hunden worked with the City of Windsor, Ontario, to conduct a comprehensive feasibility study for a proposed indoor sports facility expansion of the Windsor Family Credit Union Centre (WFCUC). Hunden’s supply and demand analysis for local and regional facilities as well as operating and programming models, cost projections, and a local hotel market analysis were critical elements of Hunden’s findings. The WFCUC is a thriving facet of Windsor’s sports scene.

Situation

Hunden worked with the City of Windsor to conduct a comprehensive feasibility study for an indoor sports facility to be developed as an expansion to the Windsor Family Credit Union Centre (WFCUC). The expansion was proposed to include artificial turf for soccer, lacrosse, football (regulation size), tennis courts, hard court sports, and spectator seating for up to 1,500, as well as full-service amenities, and the potential for an adjacent outdoor artificial soccer field with a dome. The Windsor Family Credit Union Centre is a multi-use recreation and entertainment complex. At the time of the study, the facility housed:

  • Three NHL-sized rinks, including one arena with 6,500 seats,
  • Meeting rooms,
  • Reception banquet hall,
  • Sports gym, and
  • Leisure gym.

The proposed facility would potentially host national and international competitions. The goal of the study was to develop a plan that encompassed maximum flexibility and a variety of uses for the WFCUC.

Approach

Understanding the Client’s desire for an indoor/outdoor facility that best serves the community, Hunden determined the supply and demand for sports and recreation facilities in Windsor and the surrounding region. Additionally, Hunden prepared operating and programming models, development cost projections, and five- and ten-year business plans for the proposed expansion. Hunden also conducted a local hotel market analysis to determine the need for related support amenities.

Impact

The WFCUC continues to thrive, having expanded its offerings and maintaining its vitality in the Windsor community and the surrounding region. The facility is the home arena for minor league ice hockey teams and tournaments and hosts public skating sessions and other community events as well.
